Hard Services Manager
About the Role A large static site are seeking a dedicated Hard Services (M&E) Manager to join a team in London (Enhanced DBS required). You will be responsible for overseeing and managing the daily mechanical and electrical (M&E) maintenance operations of the estate, ensuring all facilities remain fit for purpose and compliant with statutory and legislative requirements. This is a key hands-on management role that involves a mix of strategic planning, project management, and operational oversight. Key Responsibilities * Oversee all mechanical and electrical maintenance, including scheduling Planned Preventative Maintenance (PPMs) and remedial repairs. * Form part of the Water Safety Group and support the Head of Estates in leading an effective water management scheme. * Act as the primary point of contact for the management and operation of Building Management Systems (BMS). * Identify, prioritise, and prepare budget costs for backlog maintenance to inform the annual estates business plan. * Act as the M&E project manager for minor building fabrics capital projects, ensuring adherence to contract terms and project timelines. * Manage and appoint contractors, including issuing site inductions, permits to work, and verifying RAMs. * Provide professional and technical advice on mechanical and electrical engineering matters, ensuring compliance with existing and new UK legislation, regulations, and codes of practice. What You'll Bring (Essential Criteria) * Minimum of 3 years’ experience in a significant role within building fabric maintenance, and/or a recognised technical qualification. * Diploma or equivalent in Building or Building Services. Mechanical bias with some electrical qualifications preferred * Proven ability to demonstrate experience of managing budgets, preparing, and reviewing cost estimation. * Experience in maintaining critical plant such as cooling towers, boilers, chillers, and plant rooms. * Familiarity with the operation of a BMS facility. * Strong understanding of HVAC, plumbing, and mechanical plant systems, with good knowledge of relevant H&S law and procedures. * Committed to safeguarding and promoting the welfare of children, young people, and vulnerable adults. Desirable Qualifications * Degree in Building or Building Services. * Experience managing a CAFM system.
