Maintenance Operative
Job Title: Maintenance Operative Location: North London Salary: £35,000 Working Hours: Full Time – Minimum 40 hours per week, Monday to Friday (occasional weekend work may be required in emergency situations) Role Overview We are currently recruiting for a Maintenance Operative to support the upkeep and repair of multiple sites across North London. The role involves delivering a high standard of maintenance and repair work, ensuring facilities remain safe, functional, and well maintained. This position requires someone who is confident working independently, able to manage a varied workload, and capable of carrying out a range of maintenance tasks safely and professionally. Key Responsibilities The main objective of this role is to carry out a multi-skilled maintenance position with minimal supervision while recognising tasks that may fall outside your skill set. Maintaining high standards of workmanship and providing a professional service at all times is essential. Plumbing The role involves a strong focus on plumbing maintenance, therefore previous experience is essential. Duties include: • Attending to minor leaks on hot and cold pipework • Replacing taps and washers • Clearing internal waste pipe blockages • Minor tile replacements and refixing sanitary ware Additional Maintenance Duties Alongside plumbing work, the role will involve supporting a range of general maintenance tasks including: Carpentry • Adjusting timber or steel framed doors • Fitting and adjusting door closers • Re-hanging doors where required • Installing or replacing lock mechanisms • Fitting shelving and repairing cabinet or locker doors • Repairing or replacing timber decking on trolleys Painting and Decorating • Carrying out touch-up repairs to damaged surfaces • Painting internal areas such as offices or storage spaces • Repainting bollards, trolleys and floor areas where required General Repairs and Fabric Maintenance • Carrying out repairs to storage units and general fixtures • Installing replacement locks, door number plates and signage • Repairing minor accident damage including dents and panels • Refitting bump strips and protective plates • Refixing security mesh where required • Removing sharp edges and carrying out minor metal repairs Electrical • Carrying out basic electrical tasks such as replacing lamps and starters in office or storage areas Additional Duties • Completing other maintenance tasks as required by the line manager • Ensuring all work is carried out safely and in line with health and safety standards Requirements • Full clean UK driving licence • Minimum 5 years experience in a similar maintenance or facilities role • Relevant trade experience or qualifications are desirable • Understanding of health and safety practices and safe use of tools and PPE • Experience working safely with ladders and access equipment • Knowledge of safe use of paints, solvents and materials • Understanding of manual handling and lifting techniques • Ability to carry out pre-use safety checks on tools and equipment Skills and Competencies • Strong organisational and time management skills • Ability to work independently and manage multiple tasks • Good communication skills • Ability to plan routes effectively when travelling between locations • Strong attention to detail • Proactive and reliable approach to work This role would suit a hands-on maintenance professional based in North London who is looking for a stable position within a busy maintenance team
