The Role:

We’re looking for an experienced Maintenance & Repairs Lead to take ownership of a high-performing housing maintenance service. This is a key leadership role responsible for delivering a customer-focused, compliant and cost-effective repairs and maintenance function, ensuring homes are safe, well-maintained and fit for purpose.

You’ll lead a multidisciplinary team delivering responsive repairs, cyclical maintenance and minor works projects, driving service improvements while maintaining strong financial and performance controls.

Key Responsibilities:

• Lead, manage and motivate a team delivering responsive and planned maintenance services

• Oversee reactive repairs, cyclical programmes and improvement works to ensure quality and value for money

• Monitor contractor and supplier performance, holding them accountable for delivery standards

• Identify opportunities to improve efficiency, first-time fix rates and customer satisfaction

• Approve works, manage budgets and ensure financial compliance

• Contribute to long-term asset management and investment planning

• Handle complex technical issues including building defects and specialist investigations

• Ensure full compliance with health & safety legislation, CDM regulations and asbestos management

• Respond to customer queries, complaints and escalations with professionalism and care

• Build strong relationships with residents, stakeholders and internal teams

About You :

We’re looking for a confident leader with strong technical expertise and a passion for delivering excellent housing services.

You will have:

• Degree (or equivalent) in a construction-related discipline

• Significant experience in housing maintenance, repairs or asset management

• Proven experience leading technical or operational teams

Strong knowledge of:

• Building construction and defects

• Health & Safety legislation (including CDM)

• Asbestos regulations and housing compliance requirements

• Experience managing budgets, contractors and performance targets

• Excellent problem-solving and decision-making skills

• A strong customer-first mindset

• Full UK driving licence

• Professional membership (e.g. CIOB) is desirable.
