Service Delivery Manager – Property Services Location: Hemel Hempstead (Hybrid) Salary: £57,000 Contract: 3–6 Month FTC (initially, with potential to extend) The Role This is a hands-on leadership role managing a busy repairs and maintenance service within a well-established housing provider. You will be responsible for ensuring the service delivers consistently, efficiently, and to a high standard across day-to-day repairs, voids, and planned works. This is not a passive oversight role. You will be expected to step in, take control, and drive performance. Key Responsibilities • Lead the delivery of repairs, maintenance, and voids services across the portfolio • Manage contractor performance to ensure quality, value for money, and compliance • Take ownership of KPIs, service delivery metrics, and operational performance • Manage budgets, forecasting, and financial controls alongside finance partners • Drive service improvements, reviewing and refining processes where needed • Lead and develop a team, setting clear expectations and addressing underperformance • Ensure full compliance with health and safety legislation and best practice • Work closely with senior stakeholders to deliver strategic and operational priorities Experience Required • Proven experience within social housing property services or repairs • Strong background managing contractors and service delivery • Experience leading teams and improving performance • Commercial awareness, including budget and cost control • Good understanding of compliance, health and safety, and housing legislation • Able to step into a live environment and quickly stabilise and improve services The Opportunity This role offers the chance to take ownership of a key service area and make a tangible impact over a short period.
