Job Title: Shift Maintenance Technician

Location: King's Cross Area

Purpose of the Role
The Shift Maintenance Technician is responsible for maintaining all environmental and building conditions across a large mixed‑use estate in Central London. The role involves delivering planned and reactive maintenance, supporting the operation of critical building systems, and ensuring the safe and efficient running of all mechanical and electrical plant. This position requires strong technical knowledge, fault‑finding capabilities, and experience working in fast‑paced commercial or critical environments.

Key Responsibilities

* Carry out routine PPM on all mechanical and electrical equipment in line with site schedules and asset lists.

* Respond promptly to reactive maintenance tasks, including plant, environmental and fabric‑related issues.

* Monitor, operate and maintain BMS-controlled systems to ensure optimal building performance.

* Supervise sub‑contractors and ensure full compliance with site safety rules and operational procedures.

* Operate the Permit to Work system in accordance with BGIS and client requirements.

* Diagnose and rectify faults across HVAC, electrical and mechanical systems.

* Ensure availability of necessary materials and spares; provide parts lists and estimated timescales for remedial works.

* Accurately complete documentation for reactive, PPM and breakdown works, updating CAFM systems (e.g. Maximo).

* Prepare and follow Method Statements and Risk Assessments for all planned and reactive tasks.

* Maintain safe working practices, wearing correct uniform and PPE at all times.

* Keep plant rooms clean, secure and well‑organised.

* Produce and maintain shift reports to the required standard.

* Support the team with near‑miss reporting, dynamic risk assessments and escalation of any non‑compliance.

* Ensure compliance with Lock Out Tag Out (LOTO) procedures.

* Adhere to contractual KPIs and SLAs.

* Undertake any additional tasks as directed by site management.

Knowledge & Skills (Essential)

* NVQ / City & Guilds Level 3 in Electrical or Mechanical discipline.

* Strong understanding of M&E building services systems.

* Proven fault‑finding abilities across HVAC, UPS, generators, and LV plant.

* Experience using BMS systems and interpreting alarm/graphical information.

* Familiarity with CAFM systems such as Maximo.

* Good knowledge of Health & Safety, including permit‑to‑work and LOTO processes.

* Excellent communication, organisation and teamwork skills.

* Ability to work independently and as part of a rotating shift team.

* Physically fit and comfortable working in plant rooms and at heights when required
